{"id":81801,"date":"2020-09-20T09:05:00","date_gmt":"2020-09-20T09:05:00","guid":{"rendered":"https:\/\/resourcework2.devstudio.work\/?p=81801"},"modified":"2024-11-13T14:14:17","modified_gmt":"2024-11-13T14:14:17","slug":"must-timber","status":"publish","type":"post","link":"https:\/\/resourcework2.devstudio.work\/?p=81801","title":{"rendered":"Mass timber becoming must timber"},"content":{"rendered":"\n<p>Tallwood was an early leader in some other strengths of \u201cplyscrapers.\u201d It met LEED Gold environmental standards, and it used sustainable wood, in this case from BC and Alberta forests.<\/p>\n\n\n\n<p>Since then, two other mass-timber structures have beaten it for height: &nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The current record-holder, the&nbsp;Mj\u00f8sa Tower in Norway stands 85.4 metres tall and has 18 floors with a hotel, offices and residential apartments.&nbsp;Prefabricated wood makes up the first 10 storeys. Above that the floors are concrete, to add weight to stabilize the building.<\/li>\n\n\n\n<li>Opened in 2019,&nbsp;the HoHo building near Vienna&nbsp;is the world\u2019s second-tallest wooden tower building at 84 metres and 24 storeys.<\/li>\n<\/ul>\n\n\n\n<p>British Columbia has also created some other leaders in mass timber construction.<\/p>\n\n\n\n<p>Award-winning architect Michael Green is a one-time millworker and founder of Michael Green Architecture: \u201cAll of our projects are made from wood.\u201d And 95% of the firm\u2019s work is specifically built using mass timber.<\/p>\n\n\n\n<p>He \u2018s argued for tall-wood buildings in TED talks, including proposing wood buildings&nbsp;up to 30 stories tall \u2014 and taller.&nbsp;<em>(Watch the TED video&nbsp;<a href=\"https:\/\/www.ted.com\/talks\/michael_green_why_we_should_build_wooden_skyscrapers?language=en\">here<\/a><\/em>.)&nbsp;<\/p>\n\n\n\n<p>Indeed,&nbsp;<em>Azure Magazine<\/em>&nbsp;notes: \u201cThanks to the possibilities of cross-laminated timber, which is fire-resistant and as strong as concrete, wood construction is being considered for 70-storey buildings in Japan, 80-storey residential projects in London and&nbsp;mid-rise college campuses in Toronto.\u201d<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img fetchpriority=\"high\" decoding=\"async\" width=\"1024\" height=\"768\" src=\"https:\/\/resourcework2.devstudio.work\/wp-content\/uploads\/2020\/09\/post-image-38-1024x768.jpg\" alt=\"\" class=\"wp-image-85404\" srcset=\"https:\/\/resourcework2.devstudio.work\/wp-content\/uploads\/2020\/09\/post-image-38-1024x768.jpg 1024w, https:\/\/resourcework2.devstudio.work\/wp-content\/uploads\/2020\/09\/post-image-38-300x225.jpg 300w, https:\/\/resourcework2.devstudio.work\/wp-content\/uploads\/2020\/09\/post-image-38-768x576.jpg 768w, https:\/\/resourcework2.devstudio.work\/wp-content\/uploads\/2020\/09\/post-image-38.jpg 1200w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>Green-designed buildings include&nbsp;the Wood Innovation and Design Centre at the University of Northern BC in Prince George (29.5 metres, pictured above), and the&nbsp;T3 mass timber construction in Minneapolis (26 metres).&nbsp;And he has written two books:&nbsp;<em>The Case for Tall Wood Buildings<\/em>, and&nbsp;<em>Tall Wood Buildings: Design, Construction and Performance<\/em>.<\/p>\n\n\n\n<p>Another leader is Structurlam of Penticton, \u201cNorth America\u2019s leading manufacturer of mass-timber solutions including cross laminated timber, Glulam beams . . . and more.\u201d<\/p>\n\n\n\n<p>Says Structurlam: \u201cServing as a significantly lighter replacement for concrete, CrossLam CLT is carbon negative and uses wood exclusively from sustainably managed forests.<\/p>\n\n\n\n<p>\u201cGlulam is a stress-rated engineered wood product comprised of wood laminations, or \u2018lams,\u2019 that are bonded together with strong, waterproof adhesives (and) can be manufactured in a wide range of shapes, sizes, and configurations. . . . We use the slow grown, interior wet built Douglas-fir that is superior to any other fibre source in the world.\u201d<\/p>\n\n\n\n<p>Structurlam products have been used in 421 projects, in six provinces, eight states, and four countries \u2014and that includes Tallwood House at UBC.<\/p>\n\n\n\n<p>More (but smaller) mass-timber buildings have been sprouting in BC\u2019s Lower Mainland. Adera Development, for one, plans to add at least 1,000 new mass-timber&nbsp;homes across the Lower Mainland by 2025.<\/p>\n\n\n\n<p>Adera\u2019s&nbsp;<a href=\"https:\/\/vancouversun.com\/opinion\/op-ed\/eric-andreasen-b-c-mass-timber-is-ready-for-global-prime-time\">Eric Andreason<\/a>&nbsp;says: \u201cDue to significant interest from international corporations such as Google, Microsoft, Adidas, Wal-Mart and others, mass&nbsp;timber&nbsp;has gained significant attention from the public and entire construction industry.\u201d<\/p>\n\n\n\n<p>And he adds: \u201cWhen compared to concrete or traditional&nbsp;timber-frame buildings, mass&nbsp;timber&nbsp;is built quicker and cleaner, creating less Green House Gas (GHG) Emissions. The homes and spaces in a mass&nbsp;timber&nbsp;building are quieter and provide more safety in fire than a traditional&nbsp;timber-framed home, while providing fire resistance equivalent to that of a concrete structure.\u201d<\/p>\n\n\n\n<p>And there are these two tall-wood proposals: Terrace House at Coal Harbour in Vancouver was set to become the world\u2019s tallest \u201chybrid\u201d timber-and-concrete structure at 19 storeys, but ran into financial barriers and construction has stopped. There\u2019s also a proposal for a hybrid timber and concrete tower of up to 40 storeys and 120 metres at 8th and Pine in Vancouver; it\u2019s touted as potentially the tallest hybrid in the world.<\/p>\n\n\n\n<p>Why mass timber?<\/p>\n\n\n\n<p>As&nbsp;<em>Think Wood<\/em>&nbsp;notes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u201cMass timber is strong:&nbsp;Recent&nbsp;mass timber buildings weigh approximately 1\/5th&nbsp;that of comparable concrete buildings, which in turn reduces their foundation size, inertial seismic forces and embodied energy.&nbsp;High strength-to-weight ratios enable mass timber to perform well during seismic activity.\u201d<\/li>\n\n\n\n<li>\u201cMass Timberis&nbsp;Fire&nbsp;Resistant: During a&nbsp;fire&nbsp;resistance test of a 5-ply&nbsp;cross-laminated timber&nbsp;(CLT) panel wall, the panel was subjected to temperatures exceeding 1,800 Fahrenheit and lasted 3 hours and 6 minutes, far more than the two-hour rating that building codes require.\u201d<\/li>\n\n\n\n<li>\u201cMass Timber is Sustainable:&nbsp;Replacing steel with mass timber would reduce carbon dioxide emissions by between<strong>15% and 20%<\/strong><strong>.&nbsp;<\/strong>By some estimates, the near-term use of CLT and other emerging wood technologies in buildings 7-15 stories could have&nbsp;the same emissions control effect as taking more than 2 million cars off the road for one year. (And) building with wood produces&nbsp;fewer greenhouse gas emissions than building with other materials.\u201d<\/li>\n<\/ul>\n\n\n\n<p>When UBC\u2019s Tallwood House was built (the crew said it was \u201clike building Lego\u201d) it needed special permission as, at that time, BC limited wood buildings to six storeys.<\/p>\n\n\n\n<p>Now the BC Building Code permits 12-storey mass-timber buildings, and 14 municipalities so far have followed suit with local building rules for commercial and residential construction.<\/p>\n\n\n\n<p>The BC government has set up a special office to promote the use of mass timber, and will use mass timber in the $1.9-billion redevelopment of a new St. Paul\u2019s Hospital, and renovation of the Royal BC Museum in Victoria.<\/p>\n\n\n\n<p>It\u2019s all making mass timber into must-timber, and it\u2019s all good news for BC\u2019s forestry and mill companies, and those who make and use cross-laminated timber and glulam.<\/p>\n\n\n\n<p>And for a forest sector that is vital to more than 100 communities in BC, and employs 140,000 people.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>We\u2019ve kept an eye on mass-timber buildings since the Tallwood House student residence at UBC was topped off (in 2016) at a world-record 53 metres and 18 storeys.
